Missouri | Those numbers I could agree with. We are not down to $3000/acre yet. Most is $5000- $6000 asking. Although I am waiting for $3000. You forgot the cost of all the irrigation equipment. $35,000 for an irrigation motor and a pivot runs $70,000. The well is $70,000. Even though you buy land with this equipment, it does wear out. Just a ball park figure but you will replace them before 30 years. So if you buy land with a 20 year old pivot and motor and a well drilled in the 70's. You will be spending $170,000 real soon. One more thing you pay personal property tax on all that equipment also. Plus all the fun changing gear boxes in July when it is 100 degrees is about the most fun you will ever have. | |
