Land that yields like that will cost you closer to 5-6k at the moment. You can buy 3k dryland with 150-200bu potential corn and 50bu beans for about 3k in our area good years. Poorer years more like 130 and 35-40. I know of some land that sold on Friday to a Agtalker for approx. 2500 for a 480 of pasture/farmland. Probably 60-40 farmland to pasture/wet acres with a modest house, machine shed, shelter belts. So farmland would be 3ish and pasture about 2ish for price. Taxes are 20ish in our area.
Your math works, but not nearly that profitable most years in our area of Nebraska. The land you speak of is in the 50-100 an acre tax rate though. Another thing to know is that you can NOT get a permit to irrigate anymore in most of Nebraska due to water regulation. Pre 2012 it was pretty easy to buy some 2-3k dryland, add a well/pivot and get numbers close to what you are predicting, but more like 200-225 corn.
