I have the same renter that I have had for 20 years, just like family to me. he will drop everything in a moments notice. I am getting more cash rent than most land owners in my area. my post was wondering why a lot of farmers on this site seem to want to blame the land owner for high rents when their bad judgment is usually their problem. I still do not think a 4% return is unreasonable. the big farmers of this area have ran the price of land and rent up and now blame us greedy landlords for what they call unsustainable land values.

When you say it that way, I tend to agree, but still maintain that whether or not your return % is "unreasonable" is not your tenant's problem.

The way you posted about it before made you sound like you're just a jealous old man who has nothing to do but sit around and envy what others have.

What land value are you using to figure that 4%?
