Subject: RE: Farmland Taxes

Due to most of the sales and or stepped up basis over the past decade the Ag property taxes is between $300 and $400 per acre depending on value or the tax is based on production potential and average rents depending on what formula they use.

A mid sized trackhome in Central CA is only about $16 per day and that can depend on what local tax districts you live in, if you pay Mello-Roos which is basically every new construction since the mid 80’s unless the builder payed all the fees up front and what the market value of your home was at the time of the sale which increases 2% per year.

Then you get into the Silicon Valley where home values are much higher and you could easily be paying $30-40 per day on a recent sale in the current market. On the flip side now your neighbor who bought their house in 1960 and their taxable value only increased 2% per year for the past 58 years and pays only a fraction of that.
