What would it cost you to build your new lot space for the same number of head? Take that number, divide by 10 (to represent 10 years of depreciation) and divide by 12. That should be your maximum monthly lease rate for the used lot space. At that price you might as well build new, so you want to be less than this - I'd start negotiations at half this amount.
