Personally, I don't see it being cheaper than a purpose-built house of similar footage. You're basically building a house inside the shell of the barn. Only savings would be the sheeting on the roof and possibly the siding.
Have you priced the cost of building a HOUSE lately?? To the OP, make SURE there is a rodent barrier around the living area and GO FOR IT !!
