The rent is lower than average because the land is not tiled. ( tile is the norm here) I'm hoping the other tiling bid will be lower than this one, making the deal more appealing. The landlord is not against tile in general,he just doesn't see why I'd invest that much money on rented land.
A wet spring or fall would cause a risk of farming this ground even worse. I farmed it last year and got lucky.
