Comparing fertilizer to tile is hardly an apples to apples comparison. Fertilizer is for the most part a yearly investment the tenant can benefit from. Tile is a lifetime capitol investment item I would never do for a landlord that is not willing to have some skin in the game. 10 year lease sounds like a sweat deal to get your farm tiled from a landlord's position. If he doesn't recognize that..... I as a tenant would be concerned about the long term relationship anyway.
