USA | Lets look @ this way.
Have $130,000 income. Have got two options , invest the money in tile or pay the tax and have $84, 500 cash.
If I put $84,500 in a CD @ 1 % int = $845 x 6 years = $5070 x 35% =$3295.50 = ave of .0065% ROI
$130,000 pre tax @.0065% = $845 x 6 years = $5070 x 35% = $3295.50 = ave of .004225% ROI against pre tax investment
$130,000 of tile pretax x .25.6% = $33,280 x 6 years = $199,680 x 35%= $129,792= .1664% ave ROI against pre tax investment cost
$84,500 of tile cost net after tax x 39.4% = $33293 x 6 years = $199,750.x 35% = $129,837= 25.6% Ave ROI.
