Ahay, I have read your posts long enough to know that in order for you to run a barn the way YOU would like it, it will be a full time job. Listening to you I would be concerned that at some point you wouldn't be happy with either of the enterprises you have going. There just wouldn't be enough time in the day for you to manage both and be up to your standards. (this is a complement). However, if you should decide to buy the barn, and I am speaking from experience here, it can be rewarding. When you have good rapport with families that you are selling for, when they decide to sell their farm/ranch/real estate there are some nice commissions when you handle that sale as well. As to your concern about internet or video sales taking over, EMBRACE IT. Take a look at how Maddens (WYO) or many other barns are moving forward into the future.
I have no doubt that you can handle a barn, the only question is if you want to or not. Good luck with whatever decision you make.
