SCMN | Yeah I enjoy reading Reality's posts on here as I believe he offers a point of view from the other side of the table on many things. I do not agree that land will fall like a rock let alone really at all. On the fringes? Sure. Some Northern Wisconsin farm or some far western South Dakota farm? Sure, maybe. But a majority of the belt has at least one neighbor, and many areas multiple neighbors, who could easily pay cash for their farm and still have plenty left in the bank. That is what is causing these prices. Old money. And it's going to take many years of low prices and bad decisions to eat through some of the old money out there.
I don't think the bankers really know just how fat some of the "old money" guys got through covid and over the past 3 years farming (because they don't have operating notes, equipment notes, etc.). | |
