The owner is not willing to make the investment, period. You yourself have made several posts on the benefits of tile. What part of my proposal doesn't seem right to you? ( I've edited a previous post)I've done this on 3 farms over the last 25 yrs without a problem.this farm is right next door too, I hope to own it someday.
As far as picking rocks, I've been pickin on rented land for several yrs, I've even ran my harley rock picker over this said farm. The previous renter had not picked a stone in 15 yrs.



You said that the owner isnt willing to make the investment period. So what happens if something happens to you within the next year or two and your farming operations ceases. The landlord is required to pay you/heirs 8 years of prorated tile? Will the landlord have to take out a loan to dip into savings to pay the prorated amount? Sounds like he still has risk.
