USA | Tile is going to continue to provide ROI well past five years. So how is a person going to spend themselves broke, just because the tile has little to no recapture value if it was sold. You can't expense the cost of the tile and not expense the cash cost of a CD, when comparing apples to apples.
$65,000 net after tax cost of tile @ $20,000 income = 30.7 % before tax. After tax x 35% tax = $13,000 = 20% ROI
@ 20 years = $400,000 before tax. $260,000 after tax.
$65,000 invested in a CD x 20 years = $13,000 before tax. After tax = $8450
