Tiling rented land,how do you convince the landlord?

Son has 160 acres that he has farmed since 2010. Over the last six crops there would have been @ least another $200,000 worth of crop produced if it had been tiled. Lack about a day of having it tiled. Anybody that says tiling rented land is a poor way to invest ones money, if they aren't farming it after ten years is delusional about reality.

If it cost $130,000 to tile 160 acres using 35% income tax rate= $84,500.

$200,000-$84,500= $115,500 = ave of 22.7% ROI for six years. Maybe I am stupid, foolish, incoherent and out of teach with reality. But it sure looks like to me tiling rented ground is good way to increase ones income.
