this is a tough subject. how many total acres can you divide 50000 by. what happens if they want to sell next year. what if corn goes to 8 dollars. what if it goes to 2 dollars? to me its a no win situation. around here the landlord puts tile in and then just increases the rent a little each year. 50000/200/10 yrs = 25 dollars/acre then you can still float with the corn price and everything else. I know its not the answer you wanted to hear. but its a lot cleaner.
