You need to talk with an attorney that is versed in real estate laws. Here in Indiana a landlocked parcel has to be provided an element to 5he property.. Not that uncommon in my area, a lot of 20 - 40 acre fields, a few over a 100 ac, around here are landlocked, all have an easments to them. Can get ugly when a piece sells or even a change of tenants
