Washington allows for a landlocked property to get access across private property (but not government property- figure that one out) if challenged in court. It’s a long and expensive process, so if you can squeeze the landlocked owner for $10-20k for an official legal access you’re better off to sell it to them before they spend that much forcing it and you get nothing.
Interesting story my lawyer told me on this subject: a city landowner had a very high value parcel (big $ per square foot stuff) that he split in two and then sold the parcel with road access. No longer having access to his back parcel, he sued his neighbor for access and won.
Both instances are the result of a crooked court system to ever allow such nonsense. |
