When the contract is executed, I would require the deed to be signed and put in escrow with an attorney or bank so that if the contract holder were to pass away before the contract is fulfilled, you do not have to track down the various heirs for their signatures. I've seen this happen several times, can be a trying and drawn out process rounding up signatures from kids who may live all across the country. Get this done on the front side and save yourself a lot of grief down the road.
