I bought a place like that. Gave the landowner a "life estate in the House & garage" Landlord is responsible for minor repairs. I make 5 $50,000 payments on a Contract for deed. Landlord stays under $75000 income , got the farm from parents years ago, no taxes on the Capital Gains .
