I would suggest that you talk to a lawyer that handles land contracts. He would be to give you suggestions that should or shouldn't be considered. Maybe both of you could meet with one at the same time. That way you KNOW what will and won't fly, plus, he'd be able to bring up some vital things that maybe both of you hadn't considered.
Just a thought to consider.
The cleanest way, IMO, for him to stay on the place would be under a rental agreement. Doesn't have to be much, depending on what's included. But it would be clean.
