I think $4,500 an acre might be pushing it for a piece that large. I was at an auction for bottom land outside Davis City in the late fall. There were two 20 odd acre recreation pieces with maybe 5 acres of crop and grass that brought low $3,000. If it has a good CRP contract it will bring low $4’s. The bottomland was in the low $5,000.
The bad thing is people who took care of their pasture land and have nothing but a few shade trees are worth less than the people who let it all go to sxit. | |
