I have been approached with the same thing by several landlords over the years.

At first I didn't think it sounded like a bad idea. Luckily I got some good advice. I have had a nice, but frank discussion about this with the landlords that think it sounds good. I ask how much we can take back off the rent if the year goes poorly instead of great. My approach has been if you want to participate in the gains, you need to participate in the losses.

So far no one has taken me up on the offer, and I haven't lost a farm because of the discussion.


Reality now days, is more times than not if your aren't willing to play the landlords game @ some point down the road you will probably be out of the game. Sooner folks figure this out the better for long term survival.

Really boils down to supply and demand. The current supply of machinery to acre ratio that farmer's have available to use will have to change to cause less demand for land.
