Even the farm next door. 25% is high for light dirt, steep, small fields full of ditches and poor fertility. next door is 100 acre fields that are rectangular and a CSR of 90. 35% is cheap for that one.
You did remind me of something I got a chuckle out of. I rented a farm for bushel rent 40 years ago. he wanted 2/3 of the average crop he had been raising with no expense. He was upset I made money on it.
He came out alright too. Corn went to $3.00 and he ended up with$195 an acre.
Just to put it out there. Some folks there is no such thing as fair rent. I have known 2 landlords that would give notice if they thought the tenant broke even or made money. They actually told me that was why they changed renters.
