In Indiana Purdue has an average cash rent rate for areas/regions. They have a medium/high/low for each region and give yield examples to correlate to the price. It goes up and down each year with commodity prices. I’ve gone off that for some and then offer a bonus on top of that if the LL is willing to use that self adjusting rent. When times are good the rent is a little lower then it probably should be, when times are tight, then rent is a little higher then you’d want. I feel it evens out pretty good if your looking for a “fair rent”.
