Rent started rising in the 90s. So I brought all my renters together and we all agreed on my rent. 30 bushel on dryland acres 60 on irrigated acres. That was in 1996. Still have the same renters. I really like it. One year about 98 corn went to $5/ bushel. The renters got together and thought I was screwing them. We sat down and I asked what had changed? Bushels are the same. After a discussion everyone agreed and it's never been brought up again. My banker thinks the bushels should change but I have the best renters of all time and I'm fine with the rent. Funny thing no one has ever called me trying to offer more... or less for that matter. The benefit for me is I know exactly how many bushel I have to sell. My wife does all the marketing.
Edit: by the way my wife sold almost all of it yesterday at the close. We will see how she did.
