[How many posts have you seen on here of nosebleed sale reports, as opposed to posts on significantly below market value reports? .
What’s repeatedly posted on here still doesn’t make it gospel. How many times have you read on here “land never cash flows, or at least not since the 80’s”? That would also be wrong, at least outside of Iowa. People aren’t as likely to tell the whole world
(literally, on the Internet
) when they’ve found a place where land is below market value and/or cash flows. Like a secret fishing spot, you tell everyone, they show up, and it’s ruined.
