1.Get financing lined up asap if you need it.

2.Buy the first farm before married if possible. You can live in a cardboard box by yourself, but generally married folks like it nicer. And if you live poor upfront it can only get better. This ship may have already sailed for you.

3. I wouldn't worry too much about location. Be a nice neighbor and you'll have nice neighbors.

4. No better time to stick your neck out than when young, the older I get the more worried I am about doing anything big.

5. Just do it. If you don't get some experience you won't really be able to recognize or act on good deals in the future anyway.

6. Fees at closing can sometimes be reduced if you check into them. I once saved a $100 courier fee by taking the documents directly back to the bank myself.

7-10: I'm still learning these myself.
