Cash flow is not the only indicator of a good investment. The best investments I've made during my career has been farmland purchases. It gives a stable base while you are farming, low-taxed gains and a great retirement income source. Look around your community and in most cases the most prosperous operations are those who have bought land -- at least in my generation. Maybe the young guys playing the high cash rent game have a new formula. We'll see.
