Look at the soil type first and foremost. Sometimes some rougher looking farms actually have better soils than the better cared for farms. You can always clean up fence rows, build up fertility and convert ditches to waterways, but you can never change the soil type. I'd rather over pay for the best soil in the area than look for a bargain on the weakest soil in the area.
