NEIN | I am sure he was diplomatic about how he told the guy those things. His point is spot on but until enough guys lose their equity this will be a slow change. I turned down one very nice farm, 135 acres in one field 3/4 mile long, back in the eighties three times before the owner came around to my share offer. Three guys tried the cash rent route, two eventually went broke and the other left mad over his loss. I then farmed the farm from 1989 until this year when it sold for development. There is no magic bullet, no super competitive edge that allows anyone to beat the other guy by much if anything on rent. The tenant must make money and good money to be viable long term. Holding your ground is how its done while the others go broke. Works every time. Greed and ego kill many farms, not poor crops. | |
