If we all are going to bid $10k + for land and $300+ for rent we have too take it from some place.........been said before but I just don't see any of this ending good
im in a pretty darn good corn growing area of north Iowa and I don't know anybody bidding $10,000 for land or $300 for rent.


B & C ---I would guess average 2016 rents were $200 , this fall new ground bids have been running $325 acre and 2015 you could buy land for $7-8k and now the guys want the bids to start at $10k (and its selling/renting).........exceptional crops this yr. SRW -100, Beans 60-70 and Corn -175-200+ , long term averages would be more like 85,45,165.....my best friend is trying to buy hid SIL a farm and while he was negotiating with owner another "friend" in his 70's called about wanting it.......... right now it takes $1.35 CAD to buy a $USD , guys forget that 1/2 doz. yrs. ago our CAD was $1.10 USD.......so guys paying say $200 cash rent to his LL who now hears that others are getting $100+ more is going too strain some relationships as even if you like your tenant it will eat at you wondering why you are getting only 2/3 as much....fwiw ,here a 175 bu. corn crop takes $325 direct inputs ,+ rent ,+ machinery so not much spare profit after drying
