+10....exacty......If he thinks the crop land is worth a lot per acre, then you may as well face the music now.  If it is sold later, especially if it is developed, as you worry, it will lower the value on the portion you are wanting to purchase now.  Sounds as though the old boy wants his cake and eat it too, which is his prerogative.  Perhaps he is giving you a discounted price on the portion you desire already, and in that case.........
