Go directly and talk to the man-- the owner-- Lay your cards on the table and see what he has to say. Don't play with the realtor, you can only trust a small percentage of thier words. JMO
I'd be VERY careful bypassing a Realtor to speak directly with the seller- especially if the buyer has already talked with him/her. Very little good and a lot of bad things could come from that.
The buyer might be in a better position if he contracted with a buyers agent. Last few real estate transactions I've done have been via a buyers agent, and I believe it made for a better outcome. And I have a license to sell real estate FWIW.
