he should understand your side of it as well. im sure he has seen a lot of land change hands over the years and would understand your point.
maybe the pasture land should be worth less as the 13 acres aren't part of the deal. it could swing it both ways you know.
make an offer that you are comfortable with. what the worst that can happen.
he says no.
you may have to let him know then that you are not interested in it without it.
besides.....
the field bordering the yard.... who would you rather kill you garden or wifes flowers? you are the existing tenant.....
wait a minute.....
maybe you shouldn't buy it....
