3,000 acres is over 50%. i left some information out on purpose but still have seen lots of information that is helping us get a grasp on things. for those of you that think 160-200 cash rent is way too cheap, come try and farm this beach once and you will understand. sorry to be so vague but thanks for all the good inputs guys, it is much appreciated.
