The reason it does not look too good on paper now is the rents too cheap. Pencil in some 400/ac cash rent for pivot corn or higher and shares won't look to bad. Where 2/3-1/3 can really bit you in the butt is a year when inputs are high and prices fall. I like 50/50. We split all the inputs and I provide all the labor and equipment.
