The land that has payments being made on it is sometimes tougher to cash flow, but the coffee shop discussions always seem to ignore the increase in net worth due to capital portion of payment and due to increase in land value.
It's true that you can't spend the increase in value (without selling) but it can be used to enable financing for other property or improvements.
