I don't rent anything but when I did I always just applied removal rates on fertilizer. Drain tile is not used here. We have tight clay soils and most of the water just runs off so terraces are used. Building tile terraces costs about 500 to $1000 per ac and you get no short term benefit from it so no one would do it for a landlord on their own dime. Our yields are hurt probably once in 10 years because of saturated soils, the other 9 years too little water is 5he limiting factor.
