Subject: RE: How to appraise a rural home

Western-Central Lower Michigan
Factor for value to ME, would be distance from town, nearby paved road, available broadband and or CABLE TV. Attached garage? BASEMENT? or crawlspace/slab? If you have kids, what kind of reputation does the school district have?
Taste the water, and maybe have it tested for hardness, a newer home should have a decent septic system and well. Are the water pipes copper or galvanized? Drain plumbing PVC or ?
Find out how deep the well is, maybe talk to neighbors about the "water".
Does the Electric COOP have a good record in the neighborhood? Is the main electric panel 200amps or what size?
Roof of the home could be a factor, is it due for replacement? Also is the home finished "cheap" like with paneling or is it drywalled? Floors dated/worn carpet or hardwood or ceramic tile?

With a newer home, your odds are much better at being happy with it than moving into a 100 yr old home.
