Subject: How to appraise a rural home



Elvaston, IL
My wife and I are looking to move from our current rental home in the next year or so. We've looked at a few houses, one being in the country with some outbuildings and behlen bins. In western IL most or all farm houses with various outbuildings and 3-5 acres of yard and trees typically bring $100-135k on an auction. Depends on the house, but most houses on a farmstead will be 100 years old, but decent, and outbuildings include a barn or older morton type shed. The house we looked at is a ranch home built in the 70's, no updates since built, some behlen bins that have little utility and some 80's morton buildings that look mediocre. The house has no hvac or duct work, just radiant wires in the ceiling for heat. The asking price is $200k. What would you guys consider to be a reasonable offer? There aren't many country homes that sell through realtors in this area, so looking for opinions. Thanks
