Maybe start with the county assessor values on the site, that gets you a starting point to take with a "grain of salt". Then focus on the utilities- water, electric, sewer/septic. 200 amp service, old/new well or rural water, new/obsolete septic or city sewer etc... Look at the property address from above via google earth- sometimes oppurtunities or liabilities show up when looking down from above- is there enough room on the site to move/change things you don't like.
