I don't know where you are at but I would consider that a gift. I would rather do the 1/3 than pay the $500 cash rent. I guess if you have been farming it you have the numbers to run to decide if it will make a profit or not.
As far as any body jumping on him that $160 cash rent is cheap, remember, all the details aren't known. I had one landlord saying my rent was to cheap because his friend was getting $50 more an acre. What he forgets is he spends 0 on his ground. I spend $25 an acre on it to maintain terraces etc. His friend does all the maintenance, mowing tree removal etc. My landlord also forgets that it was My iron and diesel that made his land crop ground in the first place. Now that $25 difference that is left after expense has to cover $1000 an acre interest and up front cost depreciation.
