We were in a similar delimma only we are opting to build new.  We haven't started yet as we want to clear up some small stuff but we will be building instead of totally gutting and remodeling our 1880's circa farmhouse.  We need all new everything including plumbing, septic, insulation, windows, siding, foundation well you get my drift.  Right now our biggest deal is we can't decide on a floorplan and to have or not have a basement.  With no kids now or in the future I think a basement is a moot point but we are still discussing it.
