If I were you I'd talk to the current tenant and see if he'd want to do a straight cash rent, it gives the tenant more freedom with how he can maximize those acres. If you have a crop share agreement in place now that may be a future discussion.
Sounds like you have a good operator and need to build a relationship with him like it sounds you are doing.
Personally, I'd be on the boat to cut the lawyer loose. Fee is plenty steep for something you can do yourself.
Just for curiosity what city are you by or what general area of the state is the ground located in?
I disagree with the fee assessment, the lawyer charges far less than the big management firms plus he has been mowing and moving the snow for last 7 years. We will be sticking with him. A lot of the replies have been stuck on the lawyer fee, but a $30 k fee for over $700k in gross revenue seems reasonable to me.
I live in Anaheim and the fields are in central Iowa.
