America. | If I were you I'd talk to the current tenant and see if he'd want to do a straight cash rent, it gives the tenant more freedom with how he can maximize those acres. If you have a crop share agreement in place now that may be a future discussion.
Sounds like you have a good operator and need to build a relationship with him like it sounds you are doing.
Personally, I'd be on the boat to cut the lawyer loose. Fee is plenty steep for something you can do yourself.
