I know you say "looks like a guy leveraged it and lost it". I would wonder if this is a divorce and one was not happy with buyout offer. This may be an auction to set the value for a buyout.
I know it borders a family farm but I would stay as far away from owning 50% of 200 acres with someone I did not know or know the situation surrounding the 50% sale.
