Owned ground lets you do things that you can’t on rented ground like super good drainage projects and being able to over fertilize p and k when fertilizer is cheaper, take out fences and pride of ownership. But with good long term landlords you can accomplish many of same things. Farm managers are good thing for the farm managers but take the extra out of the middle and discourage doing long term projects because you just don’t have faith that you will have land long term. I have seen too many operations build on a lot of land from one source and than things change. Usually death of landowner. Other issue is when you rent from someone retiring and they are close to 70, you can only figure on approx 7 years avg before a death or child takes over so better be figuring what plan is ? I have seen a lot of farmers paying fair rent and a child gets involved and feels their parents were taken advantage of even when not and puts a wedge between tenant and parents. The kids always find out what the highest rent is in the neighborhood is and if parents are receiving anything less parents got screwed. Usually worst is if you did things besides rent like clear snow, help fix buildings or just check in on the parents. The kids furtherest away put no value on any of that because they never put any value on taking care of parents. If you do rent from older people it is important to try and bridge to next generation. If your renting from a hard nosed investor you are always on the edge.
