Personal preference would be 1/3 to the landlord, you pay all expenses except taxes. Least amount of records needed. On 200 bu. corn a pretty solid ticket. Swne's 50 bu would work good, maybe vary the rate depending on the growing season.
Most popular around here, besides cash rent, 50/50 split all expenses, landlord maintains well, leasee maintains pivot.
