You will have to renovate the old house a bit if you can't even use the hair drier upstairs, in addition to the cost of the new house.
There must be regulations for what you can rent or not, and tenants would have expectations as well for a $1400 rent.
I would go for remodeling, as it can be done in stages and without borrowing money or much money, as you said.
But mostly, it depends on whether you want to have close neighbors on your farm (the tenants) or you value your privacy.
Finding good tenants is also not an easy job and will distract you from farm tasks. Can you afford it?
