build new.
why build a stick home? there are some very nice modular homes out there. Some don't feel like a "trailer house". Design Homes has nice models. they have stock models but would also work with you to come up w/your own floor plan. These are ranch house. I would not build a 2 story house now. 20 yrs ago maybe. the other question to ask is why so much house? don't know your family status (if kids are young and at home yet, empry nesters etc). if u plan on living in house after retirement but 2500 sq ft is a lot of house to clean when u are old. :)

Our house circa 1920-ish. needs new window, insulation, siding, roof. Siding doable but would be a pain. Outside would have to have firring strips put up to have nalers for the siding. Outside is stucco over cinder blocks. hollow things pain in the butt. Cold in winter, hot in summer. Would like neighbor to come with bulldozer. :) Sometimes when you remodel an old house you still have an old hous. but if yours is sound.... Choice is yours.
